Designed and built in 2013 Lindores Lodge has floor to ceiling windows and offers open plan living so you get a real sense of light and space during your relaxing rural retreat.
The stunning views from Lindores Lodge hot tub always feature in the guest comments book and after that guests appreciate the clean, quirky interiors and Lindores fantastic central location in Scotland. The property was designed to give 100% comfort and safety for kids, friends, families and those with increased accessibility requirements.
The three bedrooms can be set up as twins or kingsize rooms to suit your party. Two bedrooms are upstairs with ensuites. Downstairs is all one level with a third bedroom, spacious wetroom, large hallway leading into the well appointed bootroom, and stunning kitchen/living room. The one level access continues to the enclosed garden with hot tub, kids play area and parking.
And as standard every bedroom is comfortable with high quality soft white linen, storage, a private TV/DVD player and blackout curtains.
Lindores Lodge has all the expected amenities so its like a home from home. Fresh flowers, a welcome pack, crisp white linen, towels, tea, coffee, dishwasher tablets… its all there.
Lindores Lodge on Braeside of Lindores Farm is situated between Newburgh village and Lindores village on the A913 in Fife, Scotland – KY14 6HU.
Edinburgh is 60minute drive, Glasgow is 90minute drive, St Andrews or Dundee a short 30minute drive. Newburgh village with shops is 1 mile away.
Lindores Lodge is ideal for escaping to the country. With only 5 other dwellings nearby on the working farm its very quiet and peaceful. An escape destination with the option of restaurants and pubs within a few miles.
Drive slowly up the farm road (kids/dogs could be playing) and turn RIGHT at the T junction awat from the farm buildings. Follow the farm track passing red tiled cottages on your left. Continue along the farm track which turns LEFT up a hill. Lindores Lodge is the first right at the top of the hill. Park and settle in.
Enclosed Garden, Hot Tub, Play Area & Parking – Escape to the country with peace of mind your dogs and children can play safely in your enclosed garden. With plenty of grass, a slide and 3m sunken trampoline its brilliant fun! Garden furniture and BBQ are provided for al fresco dining above the panoramic views. There is ample safe parking for 4 cars. A seven seaterhot tub nestled into the house for privacy.
Living Room – Breaks are about relaxing and the living room space is designed just for that. A large comfy sofa facing the panoramic views of rolling countryside await you. Enjoy the selection of books, magazines and games or open the glass patio doors to your enclosed garden and hot tub. The flatscreen Freeview TV has DVD’s for a rainy day. There is a music station for an ipod or iPhone. The sofa can turn into a double sofa bed and the room can be blackout and private if required.
Kitchen – Taking centre stage is a huge range cooker with a double oven, grill, 5 rings and even a plate warmer. Close by find a fridge/freezer, sink and built in dishwasher with tablets. All the basic condiments like herbs, spices, salt & pepper are supplied. The kitchen has all amenities for a holiday break. The kitchen table extends to comfortably sit 8 people.
Bedroom One – Can be set up as a Superking or twin room. Wheelchair users will find this bedroom spacious and user friendly. The bedroom is on the same floor as the kitchen, living room, boot room and wet room so access is simple. Details such as switches have been chosen to help anyone with visibility issues. The wardrobe-clothing rail is lower down for wheelchair users to access. The wall mounted TV has a built in DVD player.
Ground Floor Bathroom – Designed for families, elderly and wheelchair users the ground floor bathroom is a wet room with space, grab rails and a shower seat. Finished to a very high standard it is clean and chic.
Bedroom Two & Ensuite – Can be set up as a king or twin room. The beds are all pocket sprung mattresses and extremely comfy. This bedroom has a huge floor to ceiling window so you can lie in bed watching the pheasants fly by. A walk in wardrobe and TV with built in DVD player. The en suite bathroom has a toilet, sink and bath with shower head so you’ve somewhere to wash the children or have a long relaxing soak!
Bedroom Three & Ensuite – Can be set up as a Superking or twin room. This bedroom has the most space so ideal for parents needing a cot bed set up (cot available). This bedroom overlooks fields and woodland. There is a TV with built in DVD player. The en-suite has a toilet, sink and beautifully tiled walk in shower.
Hallway – Designed with floor to ceiling windows and full height there is plenty of light and space. The staircase is solid oak with beautiful and safe glass panelling. The under stairs cupboard which has sun loungers can also hold extra luggage, golf clubs or buggies.
Bootroom – Kick off your wellies in the boot room and hang up your jackets on the oak bench. The boot room has ample space with a sink, washing machine, tumble dryer, water tank, boiler, fuse box and storage. We ask that any dogs sleep in the boot room during your stay.

Horse holidays – Please contact us to check equestrian facility availability before you book any accommodation. Even though accommodation is available there is no guarantee equestrian facilities are also available. We will let you know quickly if they are.
Beauty Treatments – We suggest you liaise directly with the mobile beauticians to book treatments sooner rather than later to avoid disappointment. Availability cannot be guaranteed.
Shooting – The shooting season runs between 1st September and 28th of February annually. Guests are still welcome to walk on the farm but for safety we request they stick to designated farm routes and respect signs closing off any areas. If you are interested in attending a driven game day we will liaise with the gamekeeper to check availability. We will also need to ask you a few questions about your experience for safety.

We request credit card details are supplied with a pre approved balance of £300 to cover us for the unlikely event of any damages or breakages during your stay.
When you submit a booking via our online reservation system you will receive an automatic generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by email.
Provisional booking can be held for 7 days but we suggest you confirm with a deposit or full payment to secure your dates and avoid disappointment.
