What’s included
The price for all properties includes accommodation, hot tub, linen, towels for indoor use, electricity, heating, board games, SMART TV’s, DVD player, Bluetooth music system, dishwasher, washer/dryer machine, microwave, electric oven, fridge/freezer, coffee machine, hairdryers, iron, coffee, tea, sugar, all kitchen amenities plus dishwasher tablets, fairy liquid and tea towels.  Private parking, safe enclosed garden, 4G and free WIFI.
 
The Arches includes all the above plus: two bathrobes, a couples sauna, double rainfall shower, double bath, Nespresso coffee machine with coffee pods, wine fridge, mood lighting plus logs, matches & paper for the log burning stove.

West Cottage also includes a log burning stove with matches, paper & logs supplied for a cosy night in, as well as a large balcony.  

Payment
We require a 50% deposit to reserve your booking and the remaining balance is due 4 weeks prior to check in.
 
We also request credit card details are supplied with a pre approved balance of £200 for cover in the unlikely event of any damages or breakages during your stay.  Our expectation is that the property will be left as found.
 
Booking
When you submit a booking via our online reservation system you will receive a generated booking summary by email.  This does not form a contract between us.  A contract shall only arise when your booking is subsequently confirmed by us in writing via an email of confirmation.
 
Provisional bookings can be confirmed with a deposit or full payment as detailed above at which point the booking becomes binding and you will receive a booking summary. Provisional booking will be held for 24hrs, after which time we reserve the right to let to other customers.

Cancellation Policy

If you cancel before your check in date, the 50% balance paid would be refunded only if the property is re-rented out.  The 50% deposit is non-refundable.

Covid-19 Cancellation Policy
If government Covid-19 travel restrictions stop your booking commencing you have the following options:

We will work with you to reschedule your booking so you still get the dream break you want. Prices may go up or down depending on dates and availability.  

We can issue you a monetary voucher to the value paid to date.  

Shooting and Safety
Here on our 650acre farm we operate game shoot days safely and responsibly.  Between October and February occasional days of game shooting are run by a professional and experienced Gamekeeper.  The shoots operate across different locations on the farm and generally last from 9.30am to 4pm. 
 
For safety we will notify all guests by text message when there is a shoot in operation. For your own safety guests must abide by the advice and not walk on the grounds when a shoot is in operation. Walking is welcomed all other times on the designated routes. 

Dog friendly
We know dogs are part of the family so we welcome dogs to stay in Lindores Lodge, West Cottage and The Glasshouse. We accept up to 2 well behaved dogs in each property for a small charge.  They must not be left in the property unattended or be on any furniture and beds.
 
Dogs are welcome to explore the safe and enclosed garden off lead but as we are a working farm with cows, sheep, kids and game birds, we ask that your dog(s) are kept on a lead in all other areas at all times. All dog waste is to be bagged and binned. The Arches is the only property that does not accept dogs.
 
Horse Holiday
If you have a horse you can bring it with you on holiday, but please check in advance if there are stables available. Lindores host equestrian camps at the farm so stabling may not be available even if accommodation is.  Horse holiday guests must complete a rider disclaimer form and we request riders have their own insurance cover.  

We are not a riding stables and do not have horses for hire on site but there are riding stables nearby.
 
Bikes
Bike racks are located outside every holiday house in open air. Bikes are available for hire from a local business, these must be booked in advance of your stay and please ask us for more information.  

Sauna
The Arches has a private sauna in the master suite. Guests must read the safety rules before use.
 
Hot Tubs
All our properties have a private hot tub. These are fully emptied between guests, and one of the Lindores team will discreetly check the chemical levels daily for your own health and safety. Children must never be left unattended and children under 5 must not use the hot tub. Please be considerate of noise levels because there are other dwellings nearby. 
 
Beauty Treatments
We have professional and trained mobile beautician who is local and friendly. The beautician has appropriate spa treatment qualifications but Lindores will not be held liable for any treatments booked directly by guests.  Lindores recommends you discuss medical conditions in advance because some treatments may not be suitable.
 
Children
Children of all ages are welcome to stay in Lindores Lodge, West Cottage and The Glasshouse.  There is a safe and enclosed garden at each property, with a kids play area at Lindores Lodge and The Glasshouse.  Remember that Braeside of Lindores is a working farm – children must be supervised at all times and always kept away from machinery, bales, stock and sporting activities. Read the specific hot tub rules to ensure child safety during your stay. 
 
Vehicles
You will need a vehicle or taxi to access your accommodation which is accessible by driving up Lindores hill. There is ample safe parking.
 
Insurance
We strongly advise that you take out suitable holiday or cancellation insurance to cover eventualities. We cannot accept liability for any accidents, injuries, illness, loss or damage suffered to persons or animals either in the property or around the farm.
 
Damages and breakages
You are fully responsible for any damage or breakage you or any one of your party cause to the property, contents or grounds. You must report any such damage at the earliest convenience to enable repair or replacement to be arranged. In the event of damage we will charge the value of the item or repair work. We expect the property to be left as it is found. 
 
Complaints
Should you have any concerns during your stay please get in touch as soon as possible. The Black family who manage Lindores want to do everything possible to make your stay the best it can be.  If we receive complaints about you or your party we reserve the right to ask you to leave without compensation or reimbursement of monies paid.
 
Smoking
In the interests of safety and comfort of future guests there is strictly no smoking inside the properties.

Covid-19 
Prior to a guest arriving we shall email our Covid Healthcheck Questionnaire. This form is short and easy to complete, designed to keep both you and our team safe. The online form must be completed prior to keysafe codes being issued. It allows guests to self declare they are symptom-free, and their ability to travel status based on the latest Covid-19 government and self catering industry travel restriction rules. Information is stored in line with our privacy policy and deleted 4 weeks after guests check out date.
